TT projects included GenZero Classroom demonstrators, the first UK Mass Timber Volumetric Units and a fully demountable Scottish Power Training Building. TT-R was a first of its kind retrofit homegrown and modified timber MMC showcase. Responding to a constrained site an optimised solution was delivered on time and within budget via a collaborative procurement model embracing digital technologies enabling PMV add, seamless logistics, safety first and defect free install. The “Living Labs” whole life value demonstrators have catalysed a scaling up of commercial homegrown mass timber MMC. TT-R exemplifies applicability of the commercialised solutions for retrofit and reuse applications.
The Orsett Heath Academy project showcases McAvoy’s excellence in Modern Methods of Construction (MMC), delivering a 1,200-pupil school within just 8 months from installation. Utilising advanced offsite modular construction, McAvoy integrated inherited designs seamlessly while leveraging cutting-edge digital tools for precision and collaboration. The project prioritised sustainability, achieving a BREEAM ‘Very Good’ rating with energy-efficient systems. Community engagement and local heritage were central, with proactive communication and a commemorative installation. Exemplifying speed, innovation, and social value, this project highlights McAvoy’s commitment to quality and customer satisfaction, setting a benchmark for MMC in education.
In September 2024, Merit completed Solihull Hospital’s new Elective Hub (Operating Theatre Block), as appointed by the University Hospitals Birmingham NHS Foundation Trust. The £25m project was delivered to budget in 14 months, enabling the hospital to offer approximately 11,400 annual treatments. Merit’s innovative offsite construction approach focused on sustainability, high-quality, and client satisfaction, meeting UHB’s needs for a technically complex facility. The facility features a sustainable-centric design, which is Zero Scope 1 Carbon enabled, all electric and energy efficient. This successful collaboration emphasises Merit’s commitment to providing innovative healthcare solutions and improving patient care through state-of-the-art facility delivery.
Our project with Mace Dragados showcases innovation, sustainability and excellence in MMC, overcoming construction challenges to deliver a high-performance, five-storey modular welfare and office building, a construction skills centre, within the highly complex Euston Station site. Seamlessly integrating traditional buildings with MMC, the project highlights sustainable design, achieving BREEAM ‘Excellent’ with green infrastructure. Facing strict planning constraints, we implemented a low-carbon lifting strategy and meticulous logistics management to minimise disruption. Prioritising worker wellbeing and safety, the facility supports 2,500 daily users. This project sets a new benchmark for modular construction, proving its capability to deliver large-scale, high-quality urban infrastructure efficiently.
The Honeycroft housing development serves as a model for integrating modern construction methods with a deep commitment to social responsibility. By focusing on sustainable building practices and prioritising the well-being of its residents, Tendring District Council and Rose Builders have created a development that not only addresses housing needs but also enhances the quality of life for the elderly community in Lawford. This design approach ensures that residents can continue living in their community as their physical needs evolve, promoting independence, quality of life and helping to combat fuel poverty.
The Martin Baker Offices project exemplifies excellence in sustainability, innovation, and efficient delivery. Achieving an EPC A rating with modular construction and a smart energy system, it minimises environmental impact. Its rapid completion, seamless collaboration, and enhancement of the local workforce’s facilities make it a standout candidate for this award.
Fortis House by ZED PODS, with Ashford Borough Council, redefines sustainable social housing with 23 zero-operational-carbon homes on a Flood Zone 3A site. This pioneering MMC project tackles social housing needs, embedding innovative design, ISO 19650 digital construction and exceptional sustainability achievement. With a benefit/cost ratio of 4.5, it delivers superior energy-efficient design, flood resilience, and superior living standards, setting a new benchmark for affordable and inclusive social housing. Lauded as a "Beacon of Hope," it aims to “change lives” of 25 tenants and 14 day-release prisoners who built the modules, ensuring long-term financial, social and environmental benefits.
